Important Information about Home Sales

As a planned development community, Hawthorne Villages has governing documents, rules & regulations, and community guidelines that all potential buyers should be made aware of before they purchase property in our community. You will find that information on the HOA documents page of this website.

Additionally, there are two documents that sellers and buyers must fill out and mail to the HOA Board of Directors:

We are primarily a self-managed HOA, and encourage all new residents to join committees.

Below is an overview of Hawthorne Villages HOA regulating information:

  • Hawthorne Villages, Inc. is a PUD, Planned Unit Development, under the NC Planned Community Act, Statute 47F-1-101 et seq. NOT Condominium.

  • Shared Governance:

    • Declaration and Articles of Incorporation filed 7/26/84; amended and restated 4/8/07; amended 2/26/10; amendment requires at least 67% of eligible votes

    • By-laws last amended 1/18/11; change requires 50% of total number of eligible votes

    • Rules and Regulations; requires Board action

    • Board of Directors: 5-9 members (owners), meeting monthly

  • HOA fees: Include scheduled painting and roofing, repairs to siding and roofs, master insurance policy, city utilities (water/sewer, garbage, recycling, yard trash pick-up), landscape maintenance of common areas, maintenance of pool and clubhouse. Fees are due on the first of each month and are delinquent on the 10th.

  • Insurance: Master Policy of HOA covers all units for structural damage

  • Insurance: Personal H06 policy recommended to cover personal belongings and can include coverage of the $10,000 deductible of the Master Policy in the event damage is deemed by the Board to be the owner's responsibility.

  • Hawthorne Highlights, our newsletter, is written and distributed following the monthly Board meeting.

  • Limited Common Elements (see Article 6, Declarations): Homeowners whose property is below the Spruce Hill Apartments (on the west side of Hedgerose) should review the above referenced Article 6.

  • As all homeowners will be bound by the Rules and Regulations and the Declarations, all potential homeowners are advised to read and understand the Rules and Regulations.

  • Architectural Approval is required for all exterior alterations, replacements, additions, etc. HOA Board approval of the Architectural Request must be received by the owner before work can be initiated.

  • Annual termite inspection is required and is available at no extra cost from the HOA. The inspection provided by the HOA is not a guarantee, and any termite or other insect damage to the home is the owner's responsibility.
